Tax rules are different in every place. In Texas, the tax office looks at what your home is worth right now. In BC, they look at what it was worth last summer. Most of the tax money in Texas goes to schools.
Sometimes the tax office makes mistakes. They might think your house is bigger than it really is. Or they might forget to give you a discount. This can make your bill too high.
Dates are important. In parts of Texas, the tax office decides what your home is worth on January 1st. Bills come in October. You must pay by January 31st. If you think your home's value is wrong, you must tell them by May 15th.

Property tax estimates are a guess of what you will pay later. Your home is a big deal. You need to know how much of your money goes to taxes.
In many towns, taxes pay for important things. In Vancouver, more than half of the city's money comes from property taxes. This money pays for roads, parks, and police.
If your bank pays your taxes for you, they use these guesses to set your monthly payment. If the guess is too low, your payment might go up later. We want to help you avoid big surprises.
One big point of confusion is the difference between what your home is worth to a buyer and what the tax office says it is worth.
Tax workers often look at many houses at once. They look at what nearby houses sold for to guess what your house is worth.
The math for property taxes is usually: (Home Value x Tax Rate) = Total Tax. But how they find those numbers is different in each place.

Texas has no state income tax. To pay for schools and roads, the government uses property taxes. Your bill is made of many small parts. You pay the county, the city, and the school district.

In BC, a group called BC Assessment handles the values. They send letters in January. The letter shows how much your home is worth and if you get any discounts.
In BC, if your home is worth more than $3 million, you have to pay an extra tax. This can add thousands of dollars to your bill!
The best way to lower your property tax estimates is to get every discount you can. These are called "exemptions." They take some of the value off your home before the tax is calculated.
The Homestead Exemption is a great discount for people who live in their own home. In Texas, it takes a big chunk off your home's value. For example, if your home is worth $300,000 and you get a $40,000 discount, you only pay school taxes on $260,000.
