Master Houston property search with HCAD, tax records, deeds & maps. Expert guide to uncover ownership, values & more!

Houston property search is how people find facts about a house or building before they buy or sell it.
Here are the best ways to find info in Houston:
Right now, there are 11,257 homes for sale in Houston. The middle price is $335,000. Most homes stay on the market for 59 days. It is a busy time! Knowing how to find the facts gives you a big help.
I am Michael J. MacFarlane. I have been a real estate broker for over 30 years. I help people in Houston find the right property facts. Whether it is your first home or you are an expert, a good Houston property search starts with knowing where to look.

When you start a Houston property search, your first stop should be the Harris Central Appraisal District, or HCAD. This office decides how much every piece of land and building in Harris County is worth for taxes. Their website has a lot of great info.
On the Property Search - Harris Central Appraisal District site, you can see who owns a home and how big the yard is. You can also see the "appraised value." This is the value used for taxes. It might not be the same as the price you pay to buy the home, but it is a good start.

Using the HCAD tool is easy. You can search by:
Here is a tip: it does not matter if you use big or small letters. You can type "MAIN ST" or "main st." Do not use dots or quotes. If you do not know the whole name, just type part of it. For example, "Smith B" will find "Smith Bob."
If you are looking for a home, our residential services team can help you understand these records.
Sometimes you want to see the whole neighborhood. You can use the Houston map search and Houston real estate map tools. These maps show you where the property lines are. They also show if a building is a house or a duplex.
For the 2025 tax year, remember to use a decimal point for neighborhood numbers (like 7911.04). This helps the search tool work right.
HCAD tells you what a house is worth. Other offices tell you about the legal side. This includes who has a loan on the house or if there are unpaid bills (called liens) against it.
The Harris County Clerk keeps all official property papers. If you want to see the deed (the paper that proves who owns the house), look here. You can search by the seller or the buyer.
It usually takes 1 or 2 days for a new paper to show up online. Some info might be hidden for privacy. If you need help with these papers, see our tax services page.

Texas law says you have a right to know about your taxes. You can visit Texas.gov/propertytaxes to find your local tax info. This is very helpful in August and September when new tax rates are set.
If you want to see if taxes are unpaid, check the Harris County Tax Assessor-Collector's website. If you think your taxes are too high, we can help with residential tax protests to help lower your bill.
Looking for a business building is a bit different than looking for a house. You still use HCAD for tax info, but you use other tools for business facts.
For business buildings, we use a tool called CommGate. It shows:
Anyone can see some listings on a map. But members get more facts. They can see buildings not listed for sale yet and reports on who lives nearby. If you want to grow your business, our commercial services can help you get this info.
Sometimes a Houston property search is hard. Here is how we fix common problems:
For business owners, we also help with commercial tax protests if your tax value is too high.
The best way is to check a few places. Look at HCAD for the value and the County Clerk for the deed. Then have a pro (like us!) look at the house. You should always double-check the size of the land before you sign a contract.
First, check your spelling. Do not use dots or quotes! If it still does not show up, search by the owner's name. You can also use the map to click on the lot. If you still cannot find it, the house might be in a different county nearby.
On the HCAD page, look for "Exemptions." This shows if the owner has a "Homestead Exemption" for their main home. This can save you a lot of money on taxes.
Finding facts for a Houston property search does not have to be hard. You can use HCAD, the County Clerk, and tools like CommGate to find what you need.
